Messy deals can create opportunities. If you've uncovered a property with title problems, multiple owners, liens, probate, or other complications, send it over. Logan will take a look at the situation, evaluate the opportunity, and determine whether there may be a way to work together on the deal.

If you would like to submit a JV deal for our review, please submit the form below with as much information as possible. The more information you provide, the better we can assess your deal. If we are missing key information, we will likely not move forward with your deal as we cannot properly assess it. If you are unsure of the answer to a certain question, or do not have the answer and need to provide clarifying information, please write this in the additional information box at the end of this submission form.
Please note that if you do not have a contract with the seller, we are much less likely to accept your deal submission.
If we determine that your submitted deal would be a good fit for us to partner with you on, we may present an offer in one of several ways, depending entirely on the deal presented. The two most frequent offers that we make are:
We propose partnering with you on the deal and will send a formal proposal outlining the terms of this. Under this arrangement, you would be expected to participate throughout the process and help execute the deal, with compensation paid to you upon the deal’s completion (at the time that we are paid).
The terms of this type of offer vary based on the risk, cost, time involved etc. but typically begin at a 50/50 split.
We offer to purchase your share of the property, or your contract on the property, with payment made to you upfront.
We will never attempt to contact any parties involved in your submission without your knowledge or involvement. The only exception to this is if we can prove that we were already working on the project, or held an interest in it, prior to your submission of the deal. If such a conflict exists, we will notify you upon review of your deal submission.
You are under no obligation to work with us unless and until a written joint venture agreement has been signed, or another contract has been signed with one of our companies.
My JV teams and I are not attorneys and cannot legally represent you in any capacity. If our legal team does become involved in a project, they solely represent our companies unless otherwise explicitly stated in writing.
There are no verbal or unwritten agreements between our companies and any party; all agreements must be in writing.
Our business is built largely on referrals, and we treat every referral with the utmost respect and integrity.
