Getting Started

I invest in real estate and teach the Distressed Property Acquisition model through DPA Summit. My team focuses on properties with title, ownership, estate, tax, or other complications. You can learn through my book and training programs, or submit a property or contract for my team to review.
DPA stands for Distressed Property Acquisition. The model focuses on researching the problems attached to a property, evaluating the opportunity and risks, and developing an acquisition and exit plan.
Curative title work addresses problems in a property’s ownership or title history that may prevent a clear transfer or title insurance. Examples include missing heirs, breaks in the ownership chain, unreleased liens, and conflicting ownership claims. The work required depends on the property and the applicable law.
No. My book and introductory training are designed for beginners as well as experienced investors. The work still requires research, persistence, and time to apply what you learn. If you are considering a coaching program, talk with my team about your experience and goals first.
Yes. We are based in San Antonio, Texas, and work with clients and operators across the United States. Title, probate, licensing, and other requirements vary by state, so a specific strategy or property needs local review.
You can begin learning with free content and the book offer. Operating a real estate business still involves expenses, and individual deals may require capital. My team may consider a qualifying deal for a JV, but submitting a deal or enrolling in training does not guarantee funding.
No. The programs provide education and guidance. Your results depend on your work, decisions, experience, market conditions, and other factors. Case studies and testimonials describe individual experiences and do not promise what you will earn.

The Book and Free Resources

Distressed Property Secrets is my introduction to finding and evaluating overlooked real estate opportunities, including properties with title, probate, tax, and ownership problems. It is written for both new and experienced investors. Get the book .
The book itself is free under the current offer. You pay shipping and handling for the physical copy. Review the final checkout total and any optional add-ons before placing your order. See the current book offer .
A digital copy is provided after purchase, and the physical book is generally expected within about seven days. Check your confirmation email and spam folder for access instructions. If your physical copy has not arrived after that time, contact [email protected].
Email [email protected] with your name, purchase email, order date, and a description of what is missing. Include your mailing address if the issue is the physical book. For digital access, try the client portal and check the email used at checkout.
The physical book is mailed. Digital products and optional online training are delivered through the access instructions for those purchases. Check your receipt to see which items you selected, and contact support if an item is missing.
The current book offer provides a 30-day shipping refund if you are not satisfied, and you can keep the book. Email [email protected] within 30 days. This offer applies to the book’s shipping charge; other purchases have their own terms.

Blueprint and Coaching

Blueprint is a structured educational program covering the DPA acquisition framework, including market selection, lead sources, research, acquisitions, and deal evaluation. It combines recorded learning, implementation materials, and live group coaching.
Blueprint includes 24 modules and eight live group coaching sessions, held twice a week for four weeks. Program materials also include an implementation workbook and 12 months of course access. My team will confirm the schedule and the inclusions for your enrollment before you sign up.
Blueprint provides the structured framework and a shorter group coaching schedule. The coaching program runs for four months and includes ongoing live guidance as participants work on research, lead generation, deal evaluation, and building their businesses. A conversation with my team can help determine which program fits your goals and available time.
The program centers on small group training, with opportunities to ask questions and receive feedback. The format and any additional access depend on the program you enroll in. Confirm those details with your representative; enrollment does not mean unlimited private access to me.
Plan for at least 20 hours per week of lead generation, plus coaching calls and study time. If you work full time, discuss your schedule with my team before enrolling so you can judge whether the commitment is realistic.
Yes, the coaching sessions are live and recordings are provided for review. Recording access and the time they remain available depend on your program. Use your enrollment materials and client portal for the schedule and access period.
Tuition depends on the program and enrollment offer. My team will explain the price and payment terms before you enroll. Third-party financing may be available for some services, subject to the provider’s terms and approval. Request a program consultation.
Start with a consultation with my team. We will discuss your experience, goals, schedule, and the program options. Check your booking confirmation for the call length and meeting details, and review the enrollment agreement before making a commitment.
Ask my team for the current cohort dates and available places during your consultation. Start dates change between cohorts, so use the date confirmed for your enrollment.
The training teaches you how to research and develop opportunities. Any funding or JV participation requires a separate review of the deal and a written agreement. Enrollment does not guarantee a lead, a funded deal, a partnership, or a financial result.

Property and JV Submissions

Yes. My team reviews complicated property opportunities, including issues such as multiple owners, missing owners, breaks in title, unreleased liens, and access problems. Submit the deal for JV consideration with enough detail for the team to understand the situation.
You can submit your contract for review. Include the property details, your contract position, pricing, and any title or ownership issues. A submission does not guarantee that my team will purchase the contract.
Include your contact details; the full property address with city, county, and state; the county tax or appraisal ID; estimated as-is value; purchase price with the seller; whether you have a contract; your asking price; and a clear summary of title or ownership problems. For a JV proposal, explain how you would like to structure the deal.
My team reviews the information and may ask for additional details. Depending on the opportunity, we may discuss purchasing your property interest or contract, or working together through a JV. Keep your contact information current so the team can follow up by phone, text, or email.
Terms depend on the property, risk, costs, time, and each party’s role. The JV page describes a 50/50 net profit share as a starting point that may change based on the deal. The final arrangement must be documented in a signed agreement. Read the submission details.
Our published submission policy says we will not contact the involved parties without you, unless we can show that we were already working on the project or owned an interest before your submission. If that conflict exists, the team will notify you. See the full policy.
I am not an attorney, and the FAQ and training do not provide a legal opinion on your property. A specific offer or title solution requires review of the facts. My legal team represents my companies unless a different arrangement is stated in writing. Submit a deal for business review and consult your own qualified advisers as needed.
Reply to the team member handling your submission or use the contact form. Include the property address and your submission date. The team receives a large volume of submissions, and review time varies with the information and complexity involved.

Access, Billing and Support

Use the DPA client portal and the email address associated with your purchase. Your confirmation email contains the access instructions for your specific product or program.
Check that you are using the purchase email and the correct access link. If a page is blank, try a different browser or device. If the problem continues, contact your sales representative or [email protected] with the product name, purchase email, and a screenshot or description of the error.
Use the reschedule or cancellation link in your appointment confirmation. Your email or text confirmation also contains the meeting details. If you cannot find it, contact the representative or team member you booked with.
Contact your sales representative first. If you cannot reach them, email [email protected] with your purchase email, the product, and the issue. The team can review the order and explain the next step.
Contact your sales representative within seven calendar days after purchase. If you cannot reach them, send your written request to [email protected] within the same window. Under the current agreement, eligibility requires no live-call attendance, no more than 20% of course material completed, and no receipt and use of proprietary resources beyond onboarding. Eligible requests are reviewed, not automatically approved. Your agreement contains the full cancellation and payment terms.
No. The book, Blueprint, coaching, and event tickets have separate terms. Check the offer and agreement for your purchase and contact the appropriate team promptly. A request to cancel does not automatically create a refund or cancel an installment or financing obligation.

Speaking, Media and Business Inquiries

Complete the speaking engagement form with your event date, location, and details. My team will review the request and follow up about availability and next steps.
Complete the podcast guest form. Be ready to share your bio, business information, proposed topics, website or social links, and the requested promotional images. The team will review the submission.
Use my contact form and explain the show or project, audience, proposed topic, and timing. Include the best way for my team to reach you.
Submit your information through the contact form, along with a short explanation of the service or role and any relevant experience or portfolio. Property deals should go through the dedicated deal submission forms.

October 2026 Bootcamp

The DPA Bootcamp runs October 26 through October 30, 2026, live on Zoom. It covers the DPA model, research, acquisitions, deal structure, disposition, and team structure. View the event and ticket options.
It is for new and experienced investors who want to understand and apply the DPA acquisition framework. You do not need to bring a deal or have prior investing experience, but plan to participate, study, and complete the daily work.
General Admission includes the five core live training sessions. VIP adds the extra session with questions submitted through chat. Platinum includes those benefits and opportunities for live coaching with me, including microphone access when selected. Live coaching and individual deal reviews depend on time and capacity. Compare current tickets.
Core training is 11:00 a.m. to noon Central Time each day. VIP and Platinum sessions are generally 12:30 to 1:30 p.m. On Thursday, October 29, the schedule includes the Partnership Room from 12:30 to 1:30 p.m., followed by the VIP and Platinum session from 1:45 to 2:45 p.m. Use your event hub and confirmation messages for the final schedule and access instructions.
Training and the replays included with your ticket are scheduled to be posted at 5:00 p.m. Central Time each day. Access runs through Sunday, November 1, 2026. This is a limited replay window, and your ticket tier determines which sessions you can access.

Bootcamp Access and Support

Use the event hub through the DPA client portal and the instructions sent to the email used to register. The hub contains the official session links and materials for your ticket tier. If something is missing, email [email protected] with your purchase email and ticket type.
Upgrades may be available, subject to capacity. Use the upgrade instructions in your event emails or contact [email protected]. If your account shows the wrong tier after purchase, ask support to review it before buying another ticket.
The Business Snapshot is an intake about your experience, business, goals, and readiness. Completing it is required for the Thursday Partnership Room. That session is a way for qualified participants to explore possible involvement with the DPA team. It does not guarantee acceptance, funding, legal support, or a JV.
Follow the submission instructions in your event hub if you want a deal considered. Individual reviews depend on the session format, time, and capacity, so a submission or Platinum ticket does not guarantee that your deal will be reviewed live.
You may request a full refund if you attend all five days live with your camera on and do not feel you received ten times the value of your ticket. Email [email protected] for an eligibility review. The ten-times-value language describes the refund policy; it does not guarantee income or a financial return.
