I do quite a few styles of acquisition and this one is definitely the most fun and has the best margins compared to any of the others. My honest feedback on the course: 1) it is expensive 2) the work is time consuming But our first deal paid for itself, with profit, AND it was a JV. We closed on it about a month after the course ended. It's been a couple months since the course ended. We just bought into a two heir property this morning, that we found yesterday. Dallas appraisal is at $286k. We paid $6k to heirs. $8k in taxes. Maybe $1k in legal. To make money, you have to put in a ton of work. But if someone was willing to do that, it's worth it. Plus, it is a TON of fun.
